CONSTRUCTION PHASE SERVICES

Gibbs & Olson team members have a wealth of experience at providing construction administration, management and inspection services. We work closely with our clients to ensure project goals are met—offering solutions that keep projects on schedule and within budget.

Construction administration and management services we offer include: interpret and clarify contract documents, prepare work directive changes and change orders, review/approval of submittals, attend progress meetings, prepare monthly progress reports, process contractor payment applications, maintain and submit final record drawings, issue certification of completion, field staking and field observation services.

We have extensive experience with all phases of a project and are available to assist with bid advertisement and award services that involve: preparing the invitation to bid; accepting and responding to questions from plan holders; and preparing and distributing (or assist in distributing) addendas as appropriate to interpret, clarify or expand the bidding documents. Our team members can also attend the bid opening; prepare a bid tabulation of all bids received; evaluate all bids; verify contractor licensing; check contractor references; and prepare a recommendation of award letter.

We have three fulltime resident project representatives (RPRs) and three seasonal RPRs that are available to monitor projects during construction. Our RPRs observe construction activities to ensure projects are being correctly constructed in accordance with the plans, specifications, and permit conditions.
